Happy Day Farm or Amazon Warehouse? – Chester Springs, Pennsylvania

Happy Days Farm in Uwchlan township, sold to a developer and possibly turning into a massive, 1.9 million square foot Amazon warehouse. This has caused controversy in the Chester Springs area in Pennsylvania. Some residents in of the Lionville area of Uwchlan Township hope to stop and have created a GoFundMe donation page called “SAVE Lionville Station Farm“. Some residents are concerned due to the increased traffic volume, noise pollution and the environmental pollution. But business and other residents hoping for property tax relief say adding a major employer to the tax rolls and creating  thousands of jobs is a boost for the entire community. Of course, we want to preserve the beauty of our local community. But who doesn’t love some Amazon shopping?!

The proposed development is named “Lionville Trade Center“ and is located of Lionville Station Road near Route 100 and the Turnpike in Chester Springs.

The Mega Amazon warehouse site #1 would consist of the following (located in Uwchlan Township) and is currently PENDING APPROVAL by Uwchlan Township.

• 4 warehouses totaling 1,960,00 square feet (equivalent  to 34 football fields) operating 24/7
• 348 loading docks
• 394 tractor-trailer parking spots
• 1.431 car parking spots
• 40 trucker lounge stalls

Mega Warehouse site #2 is APPROVED by Uwhclan Township and would consist of the following,

• 3 warehouses totaling 1,928,880 square feet operating 24/7
• 338 loading docks
• 602 tractor-trailer parking spots
• 1.278 car parking spots
