 American Home Shield-Home Protection Plan

 

I get asked all the time what is the difference in homeowners insurance and a home warranty. A homeowner’s insurance policy covers any accidental damage to your home and belongings due to theft, fires, storms and some natural disasters. The Coldwell Banker Home Protection plan, issued by American Home Shield, is a service contracts that cover components of major home systems and appliances that break down over time-regardless of their age.

 

Buyer Plans

There are 3 plans options for Buyers to choose from,

Shield Essential– Covers components and parts of many major home systems, including Air Conditioning, Heating, Water Heaters, Electrical, Ductwork and some Plumbing.

Shield Plus– Covers everything mentioned above in the Shield Essential plan plus appliances, including Built-in Microwave Ovens, Clothes Washer, Clothes Dryer, Dishwasher, Kitchen Refrigerator, Garbage Disposal and Ranges/Ovens/Cooktops.

Shield Complete– Covers everything in the Shield Essentials and Shield Plus plans plus some additional items, including Ceiling Fans, Telephone Wiring, Doorbells, Garage Door Openers, Instant Hot/Cold Water Dispenser and Build-in Exhaust/Attic/Whole House Fans.

Home warranty is for 1 year and begins on your settlement date.

Seller Plan

There is only one plan option for Sellers to choose from,

Shield Essentials- Covers components and parts of many major home systems, including Air Conditioning, Heating, Water Heaters, Electrical, Ductwork and some Plumbing. The cost for the Seller coverage is $65.00. If you decide to purchase, the warranty begins when the home is listed live on the market and coverage lasts right up until settlement day

 

For both Buyer & Seller  warranty plans you still have to pay service fee of $100 every time you have someone come out….and then often they get you for parts – or issues that are normal wear and tear instead of broken parts etc. It’s all about the fine print, and you never know until the guy comes out, what exactly is covered. Often a warranty is just a waste of money because nothing may happen in the first year!

On the more positive side – it covers electric, plumbing, water heater & HVAC. I have heard of a rare case here and there – which covers a replacement of heating or cooling unit or water heater – in case it cannot be repaired anymore. But they always try to repair and repair till it finally dies on you.
